Types of Additions We Build
- Room additions. A new bedroom, a bigger family room, a dedicated home office, or a bonus room. We match the roofline, the exterior, and the finishes so the new space reads as part of the original house.
- Second-story additions. When your lot is tight but you need more space, building up instead of out is often the answer. This is structural work, and we handle the engineering, the reinforcement of the existing foundation and framing, and the tie-in to the existing roof.
- In-law and guest suites. A private space with its own bath, and sometimes a small kitchenette, for a parent, an adult child, or guests. We plan these for privacy and accessibility.
- Garage additions and conversions. Adding a garage, expanding one, or converting an existing garage into finished living space.
- Sunrooms and enclosed porches. Bringing Florida's outdoors in without the bugs and the July heat.
We Handle the Permits and the Code
An addition in Hillsborough County means permits, inspections, and full compliance with the Florida Building Code, and getting that wrong stalls a project for weeks. We manage the permitting and the inspections as part of the job. Any new roof area gets built to the 8th Edition Florida Building Code (2023) and the local Wind Zone 3 wind-load requirements, the same standards we hold our roofing work to. In much of the area, code also requires soil termite pre-treatment and a vapor barrier under new slab, and we take care of that too.
The point is that you shouldn't have to become an expert in county permitting to add a room. That's our job.
Tying New Into Old, the Right Way
The hardest part of an addition isn't building the new space. It's marrying it to the existing house so the two don't look like strangers standing next to each other. That means matching the roof pitch and shingles, blending the siding or stucco, lining up the floor heights, and connecting the electrical, plumbing, and HVAC without overloading what's already there.
