A roof-over installs a new roofing system directly on top of the old one. On older single-wides and double-wides, this usually means a new metal or membrane roof laid over the existing surface, often with an insulation layer added underneath. It's faster, it's easier on the budget, and it cuts down on the summer heat that pours through a thin factory roof.
A full replacement strips the old roofing down and rebuilds the system from the deck up. We recommend it when there's rot in the decking, when the old roof already has layers stacked on it, or when moisture has worked its way into the ceiling and insulation. Covering over that kind of damage just hides a problem that keeps growing.
We'll get up on your roof, look at the decking and the existing layers, and tell you straight which option actually makes sense for your home. No upsell to a full tear-off when a roof-over would serve you fine.
Metal Roofs Make Sense on Mobile Homes
Most of the mobile home roofs we install in Plant City are metal. There's a reason for that. A standing-seam or ribbed metal roof sheds Florida's afternoon downpours fast, stands up to UV far better than the old rolled roofing, and reflects heat instead of soaking it in. On a manufactured home, where cooling costs can run high in July and August, that reflected heat is money back in your pocket.
Metal also handles wind well, which matters here. Plant City sits in a Wind Zone 3 area under the Florida Building Code, with design wind speeds around 110 mph.
