Manufactured and mobile homes have their own roofing rules, and most general roofers in the Tampa Bay area treat them like an afterthought. We don't. Roof-Over vs. Full Replacement

A roof-over installs a new roofing system directly on top of the old one. On older single-wides and double-wides, this usually means a new metal or membrane roof laid over the existing surface, often with an insulation layer added underneath. It's faster, it's easier on the budget, and it cuts down on the summer heat that pours through a thin factory roof.

A full replacement strips the old roofing down and rebuilds the system from the deck up. We recommend it when there's rot in the decking, when the old roof already has layers stacked on it, or when moisture has worked its way into the ceiling and insulation. Covering over that kind of damage just hides a problem that keeps growing.

Metal Roofs Make Sense on Mobile Homes
