How a Flat Roof Is Different From a Steep Roof
A steep roof, like the shingle roof on a typical house, sheds water. Each shingle overlaps the one below it, and gravity pulls rain down and off quickly. A flat roof cannot rely on that. Instead, it works as a continuous waterproof membrane, a single sealed skin that keeps water out until it can reach a drain.
That difference drives everything about how flat roofs are built and where they fail. Because water moves slowly across a low-slope surface, drainage is the whole game. A good flat roof is designed with enough slope and enough drains to clear water fast, and the membrane and its seams have to be watertight everywhere, especially at the edges and around anything that penetrates the roof.
Common Flat Roof Materials
Most modern low-slope roofs use one of a few systems. Single-ply membranes like TPO and EPDM are rolled out and sealed at the seams into one continuous sheet. Modified bitumen is an asphalt-based system applied in layers. Built-up roofing, the traditional tar-and-gravel approach, layers materials into a thick, durable assembly.
TPO in particular has become popular partly because its light-colored, reflective surface bounces solar heat away instead of absorbing it. According to the EPA's research on cool roofs, a reflective roof surface can stay significantly cooler than a dark one in peak sun and can cut a building's air-conditioning energy use, which matters a lot on a large flat commercial roof in the Florida heat.
What Flat Roofs Face in Florida
Two Florida conditions test a flat roof hard. The first is rain. Our summer thunderstorm season dumps water fast, and a low-slope roof with poor drainage will pond, which stresses the membrane and accelerates failure. The second is wind. Hurricane-force wind creates uplift that tries to peel a membrane off its deck, which is why proper attachment to the current Florida Building Code for our wind zone is not optional. The 2024 season, when Helene and Milton reached Tampa Bay within weeks of each other, put a lot of local low-slope roofs to the test.
The good news is that a correctly designed and installed flat roof handles both. The failures we get called out to fix almost always come back to drainage that was never right, seams that were rushed, or flashing details that were skipped, not to the concept of a flat roof itself.
